Premier Inn Hotel, George’s St.
51 Stephen Street Lower, Dublin
A 97-bed hotel in central Dublin 2, on a restricted site
bounded by South Great Georges St and Stephen
Street, required conservation of the existing Georges
St facade. A 5-story structural steel retaining
structure was built on the footpath with concrete
blocks to retain the facade. Before this, the facade
was underpinned and basement props installed,
minimizing temporary works in the permanent
zone. Due to limited site space, setup was on the
roof of Drury Street Carpark, and a tower crane and
concrete placing boom were used for access. To
reduce 40ft movements, the frame was constructed
with reinforced concrete 昀氀at slabs, bene昀椀ting 昀椀re
and acoustic performance.
The RC frame was constructed 昀氀oor by 昀氀oor,
allowing removal of the Flying Shores, and the
facade retention system was removed once the
frame was completed. The envelope was scaffolded,
and conservation work included stone and brick
replacement, repointing, lead 昀氀ashings, and gentle
cleaning. Sash windows were replaced per the
Conservation Architect’s advice. A new Stephen
Street facade with stone, brick, and curtain walling,
and courtyard elevations with metsec, aluminum
windows, and render were built.
