95 Main Street Cavan, a late 20th-century building,
was revitalized through a complete strip-back and
redevelopment. Collaboration with the HSE estate
agent and clinic end-user representative was
crucial to the internal design.

Key Requirements & Challenges
Located on Cavan’s main street, the building’s age
and character had to be preserved while adapting
it for primary care. The location and one-way
traf昀椀c presented logistical challenges. Structural
and 昀椀re safety upgrades were essential due to the
building’s condition.

Design
The building was gutted and retro昀椀tted to meet
HSE energy standards. The ground, 昀椀rst, and
second 昀氀oors were refurbished with clinical
rooms, admin of昀椀ces, a reception, staff facilities,
and accessible toilets. The front façade insulation
was upgraded internally, while other elevations
received external insulated render. All external
doors and windows were replaced, and a full
M&E upgrade was completed. A new ESB mains
connection required road opening and traf昀椀c
management.
