Riverside House involves the comprehensive
redevelopment of an existing site to create a
purpose built student accommodation (PBSA)
and a Holiday Inn Express hotel. The current site
features two existing structures — a 14 storey
tower located at the northern end and a 昀椀ve storey
L-shaped block to the south, linked by a two storey
connecting structure at ground and 昀椀rst 昀氀oor levels.
The project will begin with the full strip-out of both
existing buildings, including the removal of all
facades back to the bare structural frames. The
tower block on Beresford Street will be extended
to accommodate 332 student bedrooms, while the
adjacent 昀椀ve-storey block will be enlarged by two
additional 昀氀oors to create a 265-bedroom Holiday
Inn Express, featuring a restaurant and bar.
The PBSA will offer a high standard of modern
amenities for residents, including study lounges,
a 昀椀tness suite, laundry facilities, and games areas
located on the ground 昀氀oor. A multi-purpose
space on the 16th 昀氀oor, complete with kitchen
and dining facilities, will serve as a 昀氀exible event
venue offering panoramic views.
